What is The Basalt Center?

The Basalt Center is a mixed-use infill development project that includes approximately 10,000 square feet of commercial space and 65 residential units in The Midland Residences. The commercial spaces are located on the street level, while the residential units are situated on the two floors above, which will be managed by a local property management firm on behalf of the newly-formed homeowners’ association.


What is The Midland Residences?

The Midland Residences consist of 65 residential condominium units that include a blend of free market and community housing units.

Where is The Basalt Center located?

In the heart of historic downtown Basalt, Colorado, approximately 20 minutes from Aspen/Snowmass.

How many units will The Midland Residences have?

The Midland Residences will have a total of 65 units made up of studios, 1-bedroom, and 2-bedrooms.

Will The Midland Residences have any common spaces or outdoor spaces?

Yes, there is a common courtyard near the entrance and a community patio at the market area. Most units have decks. There is also bicycle parking and a repair station.


What types of businesses will The Basalt Center have?

The current plan includes a liquor store, a market, and a restaurant concept.


What is the anticipated completion date for The Basalt Center & The Midland residences?

The anticipated completion date is late 2025 to early 2026.


Is there air conditioning?

Yes, every unit has air conditioning.


Is there parking for residents and guests?

Yes, each unit comes with one parking space, and two-bedroom units have two spaces. There will also be parking for guests in the public parking for The Basalt Center.


Are pets allowed? Are there any restrictions?

Yes, one medium size dog is allowed per studio or bedroom.


Are there any rental restrictions?

To emphasize community, all leases must be 6 months or more.


What are the “Green” features?

The Midland Residences are all-electric with rooftop solar and advanced thermal-efficient construction. They also feature Energy Star appliances, electric vehicle charging, bike access, and walkability to restaurants, services, and transit.

What mail carriers will deliver?

All mail carriers will deliver to The Midland Residences.


What is the trash/recycling arrangement?

Trash, recycling, and compost receptacles are available.


Is there a property management group?

Yes, an established professional property management firm will oversee the community.


What is the closest transportation?

The local bus service, Roaring Fork Transit Authority, has a stop less than a block away from the property.


What are the HOA dues? What do they include?

HOA dues will be comparable to other mid-valley residential communities and will include security, landscaping, and common area maintenance.


Is there a transfer assessment?

Yes, there is a 1.5% transfer assessment payable to the Town of Basalt by the buyer. The transfer assessment applies to all ownership changes for the life of the residence.

What is the purchase process?

Please contact Reuss Real Estate of Aspen Snowmass Sotheby’s International Realty or your local broker. Once a unit is identified for purchase, you will contract for the property with a refundable deposit due upon execution. Once through due diligence, you will have an additional non-refundable deposit due before completion. Finally, at closing, the remaining balance of the sale price will be due.
